Our Story

KYN Analytics was founded in 2025 by Managing Director Karl Tatler and Product Director Andrew Spink, but its roots go back much further.

Andrew joined Karl at Karl Tatler Estate Agents in 2015, as the ambitious, nationally award-winning business experienced rapid growth. As Managing Director, Karl recognised the need for greater visibility over performance across both Sales and Lettings operations.

Like many growing estate agencies, the team relied on CRM reporting tools to track performance, but as the business scaled, they needed deeper visibility and more flexible analytics capabilities:

  • Reporting processes involved manual exports and additional data manipulation
  • Access to live operational insights was limited
  • Valuable team time was being spent preparing and consolidating reports

Karl recognised that to support continued growth and improve decision-making, the business needed a more advanced analytics solution.

Reapit Data Warehouse

When Reapit introduced its Data Warehouse product, everything changed. This new product allowed Reapit customers to access their own data externally, which can be plugged directly into visualisation tools such as Tableau or Power BI.

Within Karl Tatler Estate Agents, it created an opportunity to rethink how data could be used - not just for reporting, but for driving behaviour and results.

A small in-house team of developers set out on a mission:

"To build automated, real-time performance dashboards that would guide every individual and branch towards their goals."

The result?

  • Live, always-on reporting
  • Clear performance visibility across teams
  • Data driven daily decision-making

These dashboards quickly became the focal point of morning meetings and performance reviews, helping teams stay aligned, focused, and accountable.

Armed with real-time insight, the business was able to:

  • Identify performance gaps instantly
  • Focus effort where it mattered most
  • Create a culture driven by accountability and results

It became clear that this wasn’t just a reporting tool - it was a competitive advantage.

Know Your Numbers

After successfully building and refining these capabilities within a fast-moving, competitive estate agency environment, Karl and Andrew launched KYN Analytics, providing a series of tailored products for Sales and Lettings Reapit customers, designed to be adaptable to the unique processes of each individual business.

The name KYN stands for “Know Your Numbers”.

Tier One
Tier One is the simplest way to integrate KYN reporting into your business, providing a smooth and straightforward starting point for adoption. It delivers essential KPI reporting across Sales and Lettings in a clear, easy-to-understand format, making it ideal for quickly identifying performance trends and validating data accuracy.
 
Designed with simplicity in mind, Tier One enables teams to build confidence in their data while establishing a strong foundation for more advanced reporting as their needs evolve.
Tier Two

Tier Two builds on this foundation by introducing structured performance planning through monthly branch roadmaps, which we design and implement as part of the configuration process. This tier provides greater context around performance by aligning KPIs with clear monthly targets, helping branches stay focused on what needs to be achieved and when.

By combining reliable data with forward planning, Tier Two enables managers to move beyond trend analysis and begin proactively driving performance across their teams with clarity and purpose.

Tier Three

Tier Three takes performance management to the next level by breaking branch targets down into individual accountability targets, ensuring every team member understands their contribution to overall success. This tier enables managers to assess individual performance across a range of key metrics, providing clear visibility into strengths, gaps, and areas for improvement.

By aligning personal accountability with branch objectives, Tier Three helps drive consistency, ownership, and more focused performance across the entire team.

Tier Four

Tier Four represents the most advanced level of KYN reporting, introducing both branch and individual league tables to drive visibility, accountability, and performance across the entire business. By ranking performance across key metrics at both a team and individual level, this tier creates a clear, competitive framework that motivates staff, highlights top performers, and identifies areas requiring support.

Combined with the foundations of KPIs, roadmaps, and individual targets, Tier Four transforms data into a powerful performance culture - where success is transparent, measurable, and consistently driven at every level.

Monthly Subscription

Flexible pricing built around your business. 

  • Monthly Subscription based on your chosen product tier

  • Price is discussed during your live demo
  • Minimum 12 months contract
  • Separate subscriptions for Sales and Lettings

Custom Configuration

A one-time setup fee applies based on your selected tier and configuration needs.

  • Configuration cost payable at each tier level
  • Covers initial setup and bespoke changes

Requirements

  • Must be an active Reapit customer

  • Reapit Data Warehouse subscription required prior to onboarding
